Major investment bank seeks finance & corporate attorney for a part-time temporary assignment. This position will be 3 days a week 9am-6pm approximately but candidates must have flexibility to work longer hours as necessary.
Attorneys will be supporting affiliates in finance corporate, and reviewing and drafting legal documents including formation and dissolution documents, powers of attorney, resolutions and secretary’s certificates.
Attorneys will also be reviewing and drafting charter and constituent documents for entities and advising on questions relating to Federal Reserve reporting of affiliate and subsidiary information, coordinating responses to year end audit inquiries, supervising and coordinating process to pay and file franchise taxes and annual reports, qualifying entities to do business in various jurisdictions, consulting with local counsel as needed, coordinating year-end updates of entity information, and handling special projects relating to affiliate management.

UDR, Eastern Residential Inc. at our Brookridge Property in Nashville, TN is looking for a Leasing Consultant to join thier team.
GENERAL SUMMARY OF DUTIES: Primary responsibility is the performance of all activities related to apartment rentals, move-ins, and lease renewals. Interacts directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in paperwork and procedures. The Marketing Associate also assists with the company’s on-going relationship with the residents throughout their tenancy.
SUPERVISION RECEIVED: Reports directly to the Community Director
SUPERVISION EXERCISED: N/A
ESSENTIAL FUNCTIONS:
Renew and lease apartments using effective selling techniques to close each sale and obtain the required deposit(s).
Meet with and show the prospects the community and all of the amenities.
Conduct routine site inspections to ensure that the physical aspects of the community meet established standards regarding
the market ready units, grounds, curb appeal, safety, cleanliness, and general appearance and implement or report corrective measures as necessary.
Responsible to complete customer applications, to ensure all background checks, deposits, and lease paperwork is completed in accordance with all legal requirements and company policy to guarantee a timely move-in.
Notify the new resident upon approval of the application, prepare resident move-in or renewal paperwork, ensure the new resident signs all necessary paperwork (leases, addenda, notices, etc.), and pays applicable deposits. Prepare new residents file according to company requirements for the Community Director’s approval. Enter data into the community database.
Explain the “Move-In Inventory” form to new residents and ensure that the form is returned.
Implement, and may assist in developing, short and long-range marketing plans and innovative, state-of-the-art marketing strategies by using various Internet web sites for outreach marketing efforts, and creating cost-effective advertising strategies, resident referral programs, and other initiatives that generate qualified traffic.
Assist in gathering and compiling current market and economic information, and prepare competitive market analyses and trends as necessary.
Answer prospect, resident, and customer inquiries which may include questions about the property, the company, lease details, and amenities and takes prompt action to solve/address issues and/or enter resident service requests into the system if needed.
Answer the telephone and receive and greet visitors to the community in the absence of a Concierge.
Provide superior customer service to internal and external customers.
Enter, update, and maintain the guest card data base.
Produce timely and accurate administrative, accounting, and other reports.
Perform other duties as assigned or as necessary.

Fiscal Management: Requires working knowledge of financial terms and principles. Ability to:
Perform regular financial reporting functions including preparation of monthly financial reports and annual forecasts.
Participate in the development of annual operating and capital budgets as a part of the annual Planning and Budgeting process.Analyze financials of portfolio scenario.
Interpret complex financial/business analysis including the preparation of complex reports.
Advisory skills in order to assist clients’ internal customers on financial benefits of real estate options under review.
Research and Best Practices: Source industry and real estate best practices and trends, including innovative workplace solutions. Provide guidance on organizational design and models.
Development of initiatives and scenarios: Develop, gain client approval for and implement initiatives focused on achievement of account and client objectives. Lead scenario planning in support of enterprise initiatives.
Relationship Management: Interact with Business Unit executive team to understand business strategy. Work with Relationship Managers to interpret and integrate Client's front-line strategies into enterprise-wide real estate strategies and initiatives
Strategic Data and Metrics: Manage real estate data & capture key data from HR/other sources as needed. Maintain dashboard/data integrity. Establish and measure portfolio performance metrics.

Leasing Consultant Summary:
Interacts directly with prospective and current residents to achieve maximum occupancy.
Acts as the Company’s representative by conveying the benefits of the community.
Responsible for the leasing process from introduction to the actual occupancy of the resident.
Supervision Received:
Reports to Property Manager and/or Assistant Property Manager.
Supervision Exercised:
No supervisory duties required.
Essential Functions of the Position:
Fosters a positive, active and collaborative relationship with residents, communities and associated agencies.
Enforces and adheres to company policies, rules and regulations.
Works patiently, professionally and cooperatively with residents and staff to provide high quality customer service.
Provides polished and professional sales tours of the model, vacant apartments and community amenities.
Greets applicants and provides instruction and guidance to prospective residents during application process.
Coordinates leasing to include intakes, interviews, processing and preparation of applications, and their distribution.
Works to achieve the proper tiered rent levels.
Coordinates and prepares annual lease renewals and income re-certifications.
Updates Turnover Log daily.

Prepares weekly Leasing Reports.
Prepares lease packages and supplemental documents for new move-ins.
